Job Summary: Responsible for maintaining the properties, systems, and equipment of Project HOME (PH) throughout the PH residences and facilities. The primary responsibility of the Maintenance Tech will be the completion of maintenance work orders as assigned. These work orders will include but not be limited to repairs, general preventative maintenance items, and other projects as deemed fit by the facilities director. It is the goal of department and staff alike to make the department as self-sufficient as possible in an effort to supply to PH the highest quality of work.

Essential Duties and Responsibilities

  • Perform daily inspection of building and grounds looking for repair needs, safety hazards, code violations, lease violations, etc.
  • Diagnose problems and repairs in the areas of electrical, plumbing, carpentry and HVAC, as well as recognize need for repairs or replacements for appliances. This includes but is not limited to, windows, doors, all fixtures, painting, grout and tile work, keys and locks and grounds maintenance including snow removal from walkways, parking lots and buildings.
  • MT will be responsible for timely completion of work order requests and in accordance with company policies and procedures
  • Account for hours worked via the Work Order system on Yardi
  • Work Orders will be completed in the order assigned and will continue until fully completed unless specifically instructed to either discontinue or postpone.
  • Prepare vacant units to be market ready within company guidelines
  • Establish a preventative maintenance program to identify and deal with repair needs
  • Maintain outdoor areas to present superior curb appeal
  • Monitor and oversee completion of work completed by outside vendors/contractors
  • Complete all work with the highest standard of workmanship
  • Based on a rotating schedule, MT will be available for emergency and after-hour repairs and maintenance for the buildings assigned on the schedule.
  • MT will co-ordinate with his counterparts at the other PH sites to make sure MT has access to buildings to which he has been assigned after-hours responsibility.
  • MT is required to notify all appropriate personnel in the event of an emergency (i.e. flood, fire, etc.)
  • MT will document all emergency call response, and any time required to answer calls.

Minimum Qualifications

  • High School Diploma or GED
  • Minimum of 1-2 years’ experience in building maintenance or building trades
  • Must have a valid driver’s license and own a vehicle
  • Must be able to perform routine light plumbing and carpentry maintenance such as, changing lights, ballasts,  installing floor tile, changing hardware, painting, filter changes, etc.
  • Must have the ability to use basic maintenance equipment and tools
  • Good organizational skills, ability to read, write , do basic math, and follow instructions
  • Successful completion of an accredited trade school and can be traded for some experience
  • Must have basic hand tools for example: screwdrivers, plyers, hammer, wrenches, and testing equipment
  • Lift 50lbs and climb ladder without supervision

Preferred qualifications

  • Certification in Plumbing and Electrical repair
  • 40 hour OSHA Certificate
