Under immediate supervision of the Zoo Maintenance Supervisor, performs a variety of semi-skilled and skilled specialized work involved in the maintenance, service, and repair of buildings, exhibits, fencing, grounds, walkways, mechanical equipment, pumps, filters, air conditioning, plumbing and electrical components. Construction of new facilities, enclosures, and janitorial duties as required.


The Building Maintenance Specialist I (BMS) exercises no supervision.

The Building Maintenance Specialist II may act as a lead worker over the BMS I.

The Building Maintenance Specialist III may exercise technical and functional supervision over BMS I and BMS II.


Building Maintenance Specialist I

Maintain buildings, exhibits, fencing, and equipment to include painting, cleaning, servicing and following scheduled preventative maintenance equipment schedules and building maintenance duties.

Assist with preparing and tearing down amenities for special events; including setting up and taking down tables, chairs, exhibits, decorations, and emptying trash from the event. Communicates with event organizers to ensure a positive experience for the patrons and event organizers.

Repair of buildings, exhibits, fencing, equipment including woodworking, metal working, use of hand and power tools and large equipment.

Operate a City vehicle and/or motorized equipment (gators and golf carts).

Perform security duties during non-operational zoo hours. Security duties include safety of all zoo premises including locking and securing the zoo.

Complete janitorial duties in the absence of the janitorial staff.

Perform preventive maintenance by lubricating, adjusting, and repairing building heating, air conditioning, and enclosure entrances and exits.

Perform general building maintenance tasks including fixing and replacing faucets, stopped drains, and toilet fixtures as required.

Perform hand and bench work in a carpentershop; operate planers, sanders, routers, jointers, power saws, and boring and drilling machines. Perform carpentry work including replacing glass, minor roof repair, and painting.

Building Maintenance Specialist II

Construct and build fixtures, cabinets, shelves, and counters; perform minor remodeling including moving and building walls; lay carpet; install floor and ceiling tile.

Diagnose and troubleshoot mechanical problems and make repairs.

Perform minor electrical repairs.

Building Maintenance Specialist III

Construct various specialized facilities including buildings, fencing, walkways, den boxes, animal shade structures and public use seating and shade areas.

Function as a liaison with contractors and sub-contractors.

Obtain cost estimates and associated information for materials and supplies.


Perform other job related duties and responsibilities as assigned.

Repair and maintenance principles and practices for a variety of buildings, facilities and grounds.

Servicing and repair requirements of building control systems.

Repair and maintenance principles and practices for a variety of standardbuilding fixtures.

Principles, practices, materials, processes, and tools involved in electrical, metal, and plumbing repair.

Safe operation of a variety of power tools and equipment.

Safe driving principles and practices.

Skill to:

Use basic mathematical skills including fractions.

Learn the use of hand and power tools and equipment .

Safely operate a motor vehicle.

Ability to:

Communicate clearly and concisely, both orally and in writing.

Building Maintenance Specialist II and III

Building Maintenance Specialist I

This is an entry/apprentice level position in building maintenance.

One (1) year of commercial/residential general building maintenance experience, which includes carpentry, plumbing and construction experience is preferred.

Building Maintenance Specialist II

This is a full journey/skilled trade level position.

Two (2) years of commercial/residential general building maintenance experience, which includes Carpentry, Plumbing, electrical and construction experience is required to allow for the development of specific knowledge to perform various building and facility maintenance duties as well as the ability to exercise independence in the selection of work methods and procedures.

The Building Maintenance Specialist II will be able to operate a variety of key building maintenance equipment including, but not limited to hand tools, power tools, table saw, chainsaw, welder, weed whip, lawn mower, skid loader, ATV, truck and ditcher.

Building Maintenance Specialist III

Five (5) years of quality experience in carpentry, plumbing and general commercial building maintenance repairs is required.


A high school diploma or a GED is preferred.

License or Certificate:

A valid Texas Driver’s License, the ability to obtain one within ninety (90) days of employment, or a military waiver is required.

Essential duties require the following physical skills and work environment:

Exposure to noise, outdoors, vibration, chemicals and mechanical hazards.

Ability to work weekends, nights, evenings and holidays and be on call for facility emergencies.
